It sounded great, and I was told it would enhance my vacation club that I belonged to. They told us they had a service similar to RCI trading places, but it was not the same.
They told us they had a service like VRBO and Luxury Homes, but there were no homes in Northern Michigan. All lies.

Do not buy from Capital Vacactions
We bought in Myrtle Beach. We joined a travel company earlier in the year.
We were told we could bank a week. This is called Aspire. When we purchased back in May of 2025, we were never told we would pay maintenance fees on Aspire points. We went on a Vacations of Lifetime at the end of September of 2025.
We were told our maintenance fees were going up between $400 and $500 per month more than what we pay.
We asked why and were told about maintenance fees on Aspire points. I cannot get a meeting with the salesman who sold to me so I can ask why he did not tell us about this.

It was false advertisement on how much are vacation was going to cost they could have been more upfront with the charges the place that we staying in was just mediocre they could check the place out a little bit better before I put this up there it was supposed to be too bad but it wound up being one good bed and a sorry pull out from a couch bed the mattress was so thin on it you can see the springs I wound up having to sleep on the couch the bathroom wasn't that clean and the kitchen was really weird cuz you couldn't even open the dishwasher cuz it was hitting the cook stove I would not recommend this place to anybody to go to the TV the picture was very fuzzy

Ive owned timeshares in Hawaii for over 30 years, using a weeks based system. Never had any problems booking the time, or getting nice accommodations.
I booked an owners update when making my annual reservations with Capital which had taken over the management of the resort.
Went to the meeting and they told me they were converting older owners like myself to points.
They told me due to the location and the length of time Id owned, I was a platinum member.
They told me Id have my own personal concierge, my maintenance fees would be frozen, and I could use my points to pay the fees because I had so many.
Not a word of that was true.
Lie #1:The personal concierge wasnt available when I needed his helpthe person who answered the phone acted as though shed never heard of him. I had to call the person who processed the contract, and she told me hed broken something and would be out for months. She told me to call the regular customer service line.
Lie #2: I wanted to use my points to pay my maintenance fees. I was told I could only use them to pay a small portion of those fees, and to do that I needed to turn over half my points.
I woukd have to pay the rest. Nobody told me that, even when I asked them to explain it in the presentation. I was specifically told I wouldnt have to pay them.
Lie #3: I was told my fees wouldnt go up. I got a notice at the end of the year that they would go up.
Annoyance factor: I had a trip coming up, and called to reserve a car with my points about two weeks before I was going to leave.
I was told I needed to reserve 20 days ahead of time to use the points.
There was nothing in the material that said this. Who reserves a car almost a month ahead?

We have owned Shell Vacations and Wyndham for 30 years and have had wonderful customer service.
We bought a sample package for 2,000 dollars to try out Stormy point in Branson Missouri. The models were beautiful, but the actual units are run down.
When we arrived at our cottage the door was open.
Come to find out the keys didn't work because the box was broken. They acted like it was no big deal and told us security would let us in .
They should have moved us to a unit that worked! The resort was pretty empty this time of year, so that shouldn't have been a problem.
They don't really care about you.
We wasted 2,000 dollars and would never purchase their time share. They are making us do a 2 hour presentation and we will let them know how unh,appy we are.
Buy Wyndham, they know how to treat their owners.
They even provided us with a new mattress when I told them ours was too squishy! That's good customer service!

I am never considering time share ever again this experience has ruined me
This especially was too good to be true but was a critical misrepresentation that factored into my decision to purchase. After accessing their membership system, I found out that I would need 150K points to exchange for only a 3-night stay in Hawaii and 78K points for a 1-bedroom for 3 nights in Orlando. I now realized that these points' value does not equate.
I found this out within days, but Capital Vacations would not rescind the contract as I was outside of the 10 days they have on the contract. I have not consumed any of their services or points, but they refused to void/cancel the same when they used so many deceptions and unfair practices to get me to buy.

We spoke in person to the VP and they were looking into giving us compensation in the form of a free week stay, but we haven't heard a thing
The models were great, but the units you stay in are run down. Our front door was open when we arrived so figured something was wrong already.
Luckily we tried our keys before going out in the evening. 2 sets of keys later and the door doesn't work.
They told us security would let us in when we get home! Really!
They should have moved us to a unit that is functional!
We would never buy from such a poor company and will pass this info on. Waste of money as far as we are concerned.
Wybdam takes MUCH better care of their owners.

We deeply regret buying this timeshare and strongly advise others to avoid it. The sales process was high-pressure, and we were promised benefits like rental income and management support, none of which were delivered.
We've been unable to contact anyone for assistance, and booking dates has been nearly impossible, making the timeshare unusable.
Instead of a financial opportunity, it's become a major burden with fees, payments, and no benefits. We want out and urge others to steer clear of these false promises.

I made a reservation for a timeshare viewing appointment for a stay last week in Branson, but two days before the vacation, my 13-year-old dog was obviously dying. I loved him as a part of my family, and I could not leave him to die with a caregiver!
Sadly, I had to make arrangements for his euthanization on Monday, so I called to cancel less than 72 hours before the appointment on the following Tuesday. No refund. I had to pay $140.00 for the 'no-show fee,' $125.00 for the 'white glove service' (B.S.), and the original deposit of $99.00. It sucks to get nothing for such a price.
I called to complain today and I detected ZERO compassion or empathy. Both agents I've spoken with so far about the cancellation were cold and uninterested. There was no offer to contact a manager or customer relations agent to try to accommodate me due to the situation. Instead, I got backtalk from Grant, the agent.
He said, 'You agreed that if you canceled less than 72 hrs that you would pay the no-show fee. You already paid it! Why did you pay it?' Meanwhile, I keep getting calls from them to re-schedule, and I've had enough of it! From now on, I will give EACH salesperson from Capital Vacation who calls daily a gigantic piece of my mind and a lesson about good customer service/public relations.
I will shame them for supporting a BAD employer with poor ethics. I got NOTHING but 50+ aggravating robo-calls to schedule again and to get me to buy the white glove bit for $125.00. Anyway, I'll be chewing out everyone who calls until my invite expires in October. I told him I didn't care about the trip anymore and to cancel it.
I'll never do business with them! After all this, I read the reviews of the property and it looked like a shoddy hotel, for sure.

Worst time share place ever
All they do is lie to get your money. They said you wouldn't have to pay maintenance fees If I upgraded to permanaent gold.
I did I'm still being charged maintenance fees. Said its only a soft pull on your credit report. They pulled my credit report it was a hard pull even though I specifically told them not to run my credit if it was a hard pull. They said there would be no solicitation to sell me anything it was supposed to be an informative meeting on how to use the time share online.
They instead made us sit there for 5 hrs kept trying to up sell us. They said we would have 2 dream vacations. I went to schedule they told me I did not have enough points for 2 vacations. They will tell you once you sign the contract there is nothing they can do.
I see over 500 recent complaints about this company. We all can't be lying as customers. This placed needs sued for their dishonesty. .
This is the most unethical place I ever dealt with. THEY LIE ABOUT EVERYTHING. BE WARE! DONT SIGN I PROMISE YOU WILL REGRET IT .
I contacted an attorney. Lets all join together to bring down this dishonest company down all these complaints is not a coincidence. If you want to cancel your timeshare call ACAgroup 800.316.8614 for a free consultation. These attorneys specialize in timeshare cancelation an possible lawsuit.

User's recommendation: We purchased with ************ which was later bought out by Capital Vacations, who more than tripled our monthly mortgage payment, and our maintenance fees went from $305 to over $2,000. We were never contacted about this change in ownership and were basically forced to upgrade when we finally got to use our timeshare years later. We were told we did not have enough points to vacation anywhere with them. We are no longer able to afford this timeshare because we're now retired on a limited income and had to decide on paying for our medication or paying for a timeshare we can not use, so that was a no-brainer. Capital has been no help to us, ever. They only care about the money coming in, regardless of what their customers and family have to sacrifice in order to pay them. Capital Vacations (CV) now manages GCR and has contacted each of the legacy owners of GCR to switch over to CV, which means starting all over in purchasing a timeshare with higher maintenance fees. CV has refused to give me a copy of my deed unless I sign a new contract. When I checked in the week of July 2-9, 2023, the reservationist stated I needed to see the CV reps for "ownership updates." These "updates" were letting me know that maintenance fees were going to be increased and I needed to sign papers acknowledging it. I refused to sign anything with CV. The rep stated that was okay, that they were going to get their bonuses anyway and told me to sit there so that they can read the new terms and conditions to me and would sign for me. I was furious and walked out. Their bullying tactics ruined my vacation. On 9/25/23, I rec'd a **** maintenance fee statement dated 8/29/23 indicating that they are charging me a one-time "Special Assessment" (SA) fee of $760 for they are recuperating inflation costs from COVID. Apparently the ****** of ********** voted on this and of course, no copies of the minutes were given to me. When I contacted GCR about this statement, I was laughed at by their rep while given the ******'s" address information. After I got off the phone with CV's manager, I rec'd another call from a CV rep who wanted to book me a trip with them. I definitely declined. Thanks to CV's illegal tactics of applying unaffordable fees, I can no longer do vacation exchanges until these illegal fees are paid. It's not a deed owner's fault when property management fails to do their job. As deed owners, we have no say who runs the property. When you pay off a timeshare, you get charged with more fees not listed on the contract. This is how CV makes their money. Over the last 3 yrs., I have watched CV run GCR into the ground. GCR is sadly now unkept structurally and facially. During the presentation, both the salesperson and a manager made specific representations (some in writing) regarding the benefits of becoming a timeshare owner with Capital Vacations. The director confirmed this information on a recorded call two days after I signed the contract. The ***** of ********* AND Capital Vacations sent us a letter with a special assessment notice. Due to the following we have to pay $630 additional fees on top of our Maintenance Fee for 2023 and **** for a total of $1260. They gave us less than 42 days to pay the first $630. They say it is due to the following reasons....COVID kept them from raising there fees for three years, so now it is all due.Shortfall in the funding budget because of COVID.INFLATION Other owners are not paying their fees so we have to make up for it. We are extremally frustrated as we have ALWAYS paid our fees on time & know each year we have to pay it. Now they tack on additional funds with no time to prepare for it. We realize everyone is hurting, but everyone should have been notified sooner, especially with the fact they have know for 3 years there is a shortfall & some people aren't paying. We called the number on the *********** got a call center in the Philippians that provided no help & said they were not notified about it until last minute either. Would not let me talk to anyone above them, had no solutions etc. I looked up Capital Vacations reviews and came upon the BBB. I called the number on here and spoke to ***** who was very nice and as helpful as she could be. She said she would relay it to her supervisor and also sent me an email confirming it. But it doesn't change the fact they did this last minute to everyone. It sounds like poor management on their part and that we have to be the ones to pick it up. The letter also said that if we don't pay they will tack on more money and take us to court. This is all in the first notice with the letter from the *****. They failed to provide necessary information and documents during a sales presentation that would have affected my decision to buy this timeshare, which turned out to be useless. The salesmen pressured me to convert my existing timeshare into the Capital Vacations' points program by telling me if I didnt, my current timeshare maintenance fees would triple! Deceptive tactics and misinformation were used, and the total cost of the timeshare program was not disclosed. The necessary documents regarding truth in lending or the legal right to rescission were not provided. The contract included a workshop with a free weekend stay, but when I requested information about it, I was given outdated information, and told to wait for the email invitation, which was 3 months ago and still nothing. I ended up demanding the immediate termination of the contract, but Capital has yet to respond. Shocker! I hope any member of the general public reading this takes it as a warning and stays as far away from this company as possible. In summary, they stole my old timeshare, sold me a useless bag of goods and are now ignoring me. I had a totally different experience with them. I purchased ******* points in May 2022 when I was in *******. I had the opinion of get my tickets and tell them no when I got there. The sales presentation was good and they showed how it worked. I have used my points to travel and had no issues booking at all. My sales rep told me to book with common sense. If I tried to book high demand time do it 6 months or more in advance. I bought a smaller point package than what they showed me to try it out but have since upgraded to ******* points and I couldnt be happier. There was no deception at all. They were very upfront about me applying for a credit card and I signed documents stating how much was charged to the card, what my payment was and what the interest rate was. I got copies of all documents I signed, which I am sure is standard practice since it was done with both purchases. The properties have been great and I have taken a couple great vacations so far and looking forward to many more. It is unbelievably expensive and has forced me to work overtime just to afford the payments. Anytime we were able to take a vacation, they just hassled us nonstop to get us to buy more. This has turned out to be nothing but a financial burden. In reality, it is cheaper to vacation on your own instead of using the timeshare. She told me we could have a 4 day/3 night vacation in ************ for $299. That included a suite room with a kitchen at a resort right on the beach. She also told us we could have "premium" tickets to a "major" sporting event while we were down there. We unfortunately decided to cancel it. We were told as long as we cancelled it within 30 days of purchase we would get a full refund. We have called and called and tried emailing. No luck. We just keep getting the same story that we will be put on a "call log" and someone will call us back. For 3 months we have been dealing with this. The two times we did receive a call we could not answer but called back to the number we were told to only to get a message machine. We left messages and no word. Today we got a call from a gal who was inquiring if we needed help booking our trip. When we explained we have been trying to cancel it she offered to put us on the call log. We said we wanted to talk to a manager, supervisor, department lead, anyone else, we were told she couldn't do that. Then she advised us to just "answer the call" when they call back (like we don't work or don't have anything better to do with our lives than just sit around and wait for someone to call). After this phone call we were so upset I started looking online for any help I could find. I found this thread and agree with every single review. THIS IS A SCAM! DO NOT PURCHASE FROM CAPITAL VACATIONS!!! If you want integrity, honestly, and a member benefit that actually cares to the member needs, Capitol IS NOT IT!Not only did their ************ Vacation suite have bed bugs, but they also did nothing for the inconvenience that derailed the rest of the trip that would follow with being in a room to find it infested. The time to wash everything you own, vacuum and clean the entire vehicle, the family we could not visit in fear they would get the bed bugs...They also duped my elder mother by telling her the deeded time share she owned was about to have a $7K maintenance fee when looking it up on their system. This said to be, "from the hurricane damage and being a deeded owner, those costs for repair come back to them." That also would need to be paid in full at once before she could use her weeks. So, to get out of that-they would buy her deed. But wait, he'll make it to where the loan to cover the difference of the property they just scammed - will not be more than $50/week as long as she banks 100K points every year.LIE-- she could only bank 100K points towards those fees but for only the first 2-years. Bc they were bonus points. After the membership tier falls off, so does this option. LIE-- the maintenance fee from her deeded property came shortly after she signed it away-- guess what there, no abnormal outstanding costs!The first year to bank points-not straight forward- so said agent - I'll bank those for you. Nope he didn't. Quits the company- telling us that it was done. But it wasn't. Then guess what-- now its past March and you can't bank. So, my mom's $50 is now $275 for the next 10 years... How did they take a paid off deed - which deceitfully delt, and then make that much margin on a vacation club that does nothing for their members. Here's the icing. Look at all of the reviews that they aren't responding to. Capital doesn't care. Once they have your signature, all they will discuss with you is your next payment. They sell a product that does work, a service that serves ONLY THEM, and a program based on lies. This is the most popular scam in America right now. Capital went as far as telling us, our timeshare would become obsolete and less valuable if we did not upgrade, and our current timeshare would only become more expensive without the upgrade. When we received the email with details nothing the guy said was included in that email. Also stated that wed have to pay even more out of pocket. Capital vacation sales tactics calling customers racist
The presentation repeatedly said respect your time but sales man was to pushy and when asked basic question and maintained and fees, their argument was to get the sale was to call us (considering buying it) racist out of the blue. Chris couldnt give a reason just that he heard we were because werent giving in easily and had normal question.

I have found a way out… for anyone who joined recently please stop your payment and dispute it with you bank… as there is a 10 day rescission period which you may have passed but the law requires that they cannot waived your 10 days rescission period —- which they always technically does as your purchase date and closing are one of the same based on your records. This is the violation and you can now unilaterally send your written cancellation letter within one year of that date… of course they will keep calling & dunning you but never talk … just keep pushing back in writing certified mail and STOP PAYING!
I hope there is a way to coordinate a group effort to take this company down. What they do to people is simply awful. Praying there is a solution to get back what was stolen from all on this review page.
